The Environment Agency have reported that over 5 million people within England and Wales live and work within areas at risk of flooding from rivers or the sea. However, in recent times, the risk of flooding is not just restricted to properties located near a river or the sea. With this in mind, flood reports are increasingly being considered as an absolute 'must' by many legal professionals during any conveyancing transaction.
The majority of flood reports will identify risks relating to groundwater and surface water flooding, in addition to river and coastal information. They also offer advice on the insurability of these properties.
According to JBA, as many as 10% of all residential properties are offered insurance at the standard rate. This could lead to a negative impact on the future valuation of a property and its saleability.
