Mining Searches explained
The Law Society advises that if an area may have been affected by previous, current or proposed activity, then a mining search should be carried out. Mining can cause long term effects on the land and areas where mining activity has occurred are at risk of hazards. Such hazards could lead to subsidence or negatively affect health.
It is essential that careful consideration is given when buying or building a property in an area that is at risk of hazards due to mining activity. In areas where potential mining activity is unknown or is believed to be at risk, a mining search should almost certainly be sought as part of the conveyancing transaction.
The results of a mining search enable you to inform your client of any risk of hazards, allowing them to make an informed decision on the purchase of a property.
