A recommendation by the Law Society is that a drainage and water search should be undertaken in every conveyancing transaction. The results of a can provide valuable insight into water and drainage services available beneath the property and within the vicinity. The search results enable legal professionals to assess whether the property is serviced and determine whether any owners would be subject to any potential liabilities.

Regulated Drainage and Water (personal)
Regulated drainage and water searches are carried out by our experienced search agents who visit the relevant water authority directly to inspect the records.
- These searches will identify the location of any public water pipes within close proximity to the property or piece of land and specifies whether a property is likely to be connected.1
- It will also ascertain whether there are any public sewers within, adjacent to, or within the vicinity of the boundary.

Official Drainage and Water (Con29DW)
Official drainage and water searches are carried out by the relevant water authority.
